2026 Show Home Takes Shape in Orlando

Construction is moving full-speed ahead on The New American Home 2026 (TNAH), one of two official show homes of the 2026 NAHB International Builders’ Show® (IBS). Located in Winter Park, Fla., this ambitious project is implementing cutting-edge design while sticking to an aggressive timeline — and the build team has no intention of slowing down.

“Overall, the project has certainly been challenging. But with the help and support of all the vendors with the new products, it’s amazing,” said Jim Kranz, partner at Alair Homes Orlando. “We have a tight deadline, but we’re plowing through it and things are looking great.”

Alair Homes has the distinction of being the first national builder to take on a New American Home project — and they’re embracing the opportunity on a grand scale. The 7,414-square-foot show home (15,176 square feet under roof) will boast six bedrooms and eight bathrooms, with an expansive second-floor primary suite and balcony spa.

One of the home’s most unique features will be the large, underground parking garage — especially rare for homes in the state of Florida. The space will be big enough to accommodate up to 18 cars and includes a car elevator, car storage lifts, and a car turntable for easy maneuverability.

True to the mission of The New American Home program, the 2026 edition aims to be a model of high-performance construction while achieving top green certifications, including NGBS Emerald, ENERGY STAR, Indoor airPLUS, DOE Zero Energy Ready Home and a HERS Index of at least -30.

Many of the home’s key sustainability features are behind the walls, explains Kranz. To attain the best possible scores for energy efficiency and comfort, the team will apply a cutting-edge spray foam from Inverge coupled with a Fi-Foil radiant barrier. The video below offers a sneak peek. 

Tours of the home will only be available during the 2026 Builders’ Show in Orlando, Feb. 17-19. Registration for the show opens Sept 2.
